Land for sale ORIENTAL REGION
(ha = 1 hectare = 2,47 acre)
buyers commission : 4-5%

Typically a crop land, the Oriental region is very well irrigated by a system of rivers and smaller branches.

Towards east, the soil is rich and suitable for agricutlure. More than 85% of the total population is residing within this region. The region borders with Argentina in the south and the southwest and with Brazil to the east and north. The region is eminently for agriculture, although a large portion of the cattle herd is still within the Oriental region. Going north from the southeast, the rain regime reaches 1500 mm.

The State of Alto Parana bordering Brazil accounts for at least 30% of the crop production of the country. Mainly soybeans, there is also corn and in less scale wheat.  Infraestructure is very well established. The road system comunicates the entire region.

There is about 5 soil types in the Oriental Region; the east, eminently agricultural

the soil is rich and the annual rainfall could reach 1600 mm. Very well developed this region present a logistic infraestructure that put Paraguay as the 4to world exporter of soybeans in the world. Prices are top and a ha near cities like Santa Rita could reach $7000 per hectare. Also the eastern part of the State of Canindeyu has become agricultural productive areas over the last couple of years. Cities like Curuguaty and Salto del Guiara has become industry centers. Alhtough soil types could be 2, they are no less fertile than some areas of the southern State of Alto Parana. Both are well suited for great crops;  the north group thress States, San Pedro, Concepcion and Amambay. The three States are slightely different near the transition areas and extremly different far apart from one each other. San Pedro for instance is being known as the new frontier of the Agricutlure. Old pastures lately have become cropping land, especiially in the areas identify as Type I soil.

Prices has begun to bump since the end of 2007. San Pedro is still the largest cattle feeder accounting with no less than 15% of the total herd. Concepion, is soil type IV and V, very limited capability for agricutlure. In the north the sandy soil is also arid and poor. To the left hand side near the Paraguay river, the soil changes drastically in some areas, yet the agricultural aptitude is not consider most appropriate. This area has particularly attracted foreign investment for cattle production. The State of Amambay present very types pf soils. In the transition between the State and its neighbors States of Concepcion and San Pedro, agricutlure is doing is way up.

Couple thousand hectares have become already agricutural land and many other thousands will tend to become as well over the next 3 years.  Prices still on the $2000/range when they are semi-mehanized. Going further east, Amambay become hilly and less apt for agricutlure. Great Opportunitties are found here.; The south, includes Neembucu, Misiones, and Itapua, three very different States. The first Neeembucu has very low aptitude for Agriculture with soils type 4 and 5.

To eastern part of the State present opportunitties for reforestacion. Misiones is eminently a cattle State. Very traditional the genetic in this State is country wide known. In the south of the State the land tend to be really maddy and there after floods are often a natural issue to deal with. Ecoturism  within this region is great. Coratai and Ayolas are two of the greatest fishing areas for the “Dorado” (See pics).  Itapua is one the most productive States of Paraguay.

Western Itapua is also a cattle kingdom as the transition to the more agricultural area start near Coronel Bogado and Artigas. Areas such Fram and Carmen del Parana are rice production areas while going eastern intensive and mechanized agricutlure develops soybean, and wheat. Industries and logistics infreatructure completes the area making it very attractive for investments. Three of largest production cooperatives, Colonias Unidas, La Paz and Pirapo are located in the center if this State. The entire States is kind of a mingling pot with large Japanese, German and Ukranian communities.

The soil towards east is very fertile and the rain regime reaches 1400 m. Frost has been important over the years and prices are high as the area´demand is high; the central oriental region, although includes types 2 and 3, the sizes of the land potential in this area is limited since poipulation tend to grow towards the capital. Investment is limited in central Paraguay.

“fertilidad

an extremely aproximate map of global soil fertility (dark green indicates highest and red lowest fertility), and controversial in some aspects. It does however indicate that the Chaco Paraguayo (except the west) has quite fertile soils.
